Privacy Policy

Scope

This Privacy Policy explains how PropAnalytics collects, uses, stores, and shares information when you visit our website, create an account, purchase a subscription, use the application, or contact support.

PropAnalytics is designed for real estate professionals and is not directed to children under 13. We do not knowingly collect personal information from children under 13.

Information we collect

We collect account and subscription information such as your name, email address, authentication identifier, subscription status and plan, and Stripe customer and subscription identifiers. Authentication is provided by Clerk, and payment processing is provided by Stripe. PropAnalytics does not receive or store your full payment-card number.

For pilot participants, we retain the name, professional title, account email, acceptance date and time, effective date, IP address, browser information, agreement version, and document fingerprint needed to maintain an electronic signature record.

When you use the application, we process information you provide in CSV files and forms, including file names, report and project names, client names, property addresses and identifiers, purchase information, assessed values, comparable-sale data, analysis settings, and report details.

If you save a project, parsed CSV rows, project details, upload history, scenarios, edits, and related analysis data are stored with your account. The original CSV file is not ordinarily retained as a separate file after its contents are parsed. Generated PDF reports are delivered to you and are not ordinarily retained as saved report files by PropAnalytics.

If you upload a branding logo, we store the image so it can appear in your reports. Branding images may be served from a publicly accessible asset URL, so do not include confidential or sensitive information in a logo image.

We and our providers also collect technical and usage information such as page views, IP address, browser and device information, request and error logs, approximate location derived from network information, and dates and times of activity.

How we use information

We use information to operate and improve PropAnalytics, including account authentication, subscription access, saved projects, CSV processing, assessed-value lookup, FHFA preview, PDF generation, branding, customer support, troubleshooting, security, fraud and abuse prevention, and service reliability.

Electronic agreement records are used to document pilot eligibility and the parties' acceptance of the Mutual Confidential Disclosure Agreement.

We use operational and analytics information to diagnose errors, investigate abuse, understand feature and reliability issues, monitor performance, and maintain the service. We do not use project or client data for targeted advertising.

Property lookups and public sources

To perform an assessed-value or related public-data lookup, property addresses, parcel identifiers, counties, or other necessary property details may be sent through our hosted backend and to the applicable public county website or data source. FHFA preview features use public FHFA data.

Public records and third-party sources have their own practices and may log requests. Do not submit personal or confidential information that is unnecessary for the lookup.

Cookies and local storage

PropAnalytics and Clerk use cookies or similar technologies that are necessary to maintain authentication, security, and application sessions. The application may also use browser session storage to preserve in-progress workflow state during your session.

You can control cookies through your browser, but blocking essential authentication or storage features may prevent the application from working correctly.

Service providers

We use service providers to operate PropAnalytics. These include Vercel for web hosting, analytics, and branding-file storage; Railway for backend hosting; Neon for managed database hosting and backups; Clerk for authentication; Stripe for payments and subscription management; and public county and FHFA sources for property-related data.

Support correspondence may be routed or processed through Cloudflare, Resend, and Google. We also use providers for uptime monitoring, source-code hosting, security, and operational alerts. These providers receive information only as needed to perform their services or as otherwise permitted by law.

Sharing

We do not sell personal information or project data, and we do not share personal information for cross-context behavioral advertising.

We may disclose information to service providers as described above; when required by law or valid legal process; to investigate fraud, abuse, or security incidents; to protect the rights, safety, and integrity of PropAnalytics, our users, or others; or in connection with a merger, financing, acquisition, or sale of all or part of the business, subject to appropriate protections.

Data retention and deletion

Saved projects and their parsed property and report data are retained until you delete the project or request deletion. Branding logos are retained until you replace or delete them. In-progress workflow data stored in your browser's session storage is generally removed when the browser session ends or when the application clears it.

We retain account, subscription, agreement, support, security, and transaction records for as long as reasonably necessary to provide the service, maintain business and legal records, resolve disputes, prevent abuse, and comply with applicable obligations.

When information is deleted from active systems, residual copies may remain for a limited period in backups, logs, or restore systems before being overwritten or retired, unless longer retention is required for legal, security, fraud-prevention, or contractual reasons.

Security

We use reasonable technical and organizational safeguards designed for the information we process, including managed authentication, hosted payment processing, encrypted network connections, access controls, environment-based secret management, dependency maintenance, monitoring, and database restore capabilities.

No system is perfectly secure. Protect your account and device, and upload only information you are authorized to process. Do not upload Social Security numbers, payment-card numbers, financial-account credentials, medical information, or other sensitive information that is not needed to use PropAnalytics.

Your choices

You can delete saved projects and branding logos through the application, manage your subscription through the Stripe billing portal, and update available account details through the account interface.

You may contact support@propanalytics.net to request access to, correction of, or deletion of account-related information. We may need to verify your identity and may retain information when reasonably necessary for legal, security, fraud-prevention, payment, or contractual purposes.

Changes to this policy

We may update this policy as the product, providers, or legal requirements change. We will post the revised policy with an updated date and provide additional notice when appropriate.
